  • Italpinas’ wholly-owned subsidiaries, IDC Prime and IDC Homes, signs five Joint Venture Agreements

    Italpinas Development Corp. (IDC) has entered into joint venture agreements (JVAs), through subsidiaries IDC Homes Inc. and IDC Prime Inc., for the development of five new projects in Palawan, Pampanga and Boracay. Three of these joint ventures will take shape in Puerto Princesa, Palawan, a city known for its natural beauty and commitment to sustainability. As one of the fastest-growing destinations in the country, Puerto Princesa presents an opportunity for IDC to introduce eco-conscious communities that align with the local government’s vision for sustainable tourism and urban development. These projects, which will be managed under IDC Homes, will bring Italian-inspired architecture fused with tropical design, offering a lifestyle that embraces nature without compromising comfort. In Mexico, Pampanga, another IDC Homes project will rise on a 15-hectare property. This development aims to cater to the growing demand for sustainable and high-quality residences in Central Luzon, an area experiencing rapid economic and infrastructural growth. With Pampanga being a major hub for commerce and industry, this project is positioned to attract both homebuyers and investors looking for an environmentally responsible real estate option in a prime location. Meanwhile, in Boracay, IDC Prime will spearhead a high-end seaside residential project featuring approximately 140 premium apartments.     Italpinas Development Corp. (IDC) has tapped seasoned banking and financial market professionals to be part of its Board of Directors to strengthen the company’s leadership. IDC announced the appointment of Alfonso Salcedo and Melchor Guerrero to its BoD, effective immediately. Their appointments come as IDC continues to strengthen its leadership team following the recent resignation of former independent directors Esmeraldo Magnaye and Rafael Dominguez earlier this month.  Alfonso Salcedo brings with him a wealth of experience in the financial and banking sectors, having served as president and CEO of Security Bank Corp. from 2015 to 2019. He also served as executive vice president of Bank of the Philippine Islands (BPI) from 2010 to 2015, president of BPI Insurance Group from 2000 to 2004, and president of BPI Family Savings Bank Inc. from 2004 to 2010. His strategic insights and extensive background in corporate finance will play a crucial role in guiding IDC’s future expansion plans and investment strategies. Melchor Guerrero, a seasoned real estate professional, has an extensive track record in property development, construction, and asset management.   • Italpinas Board of Directors Approves P188 Million Investment by way of Private Placement

    Italpinas Development Corporation (IDC), a pioneering force in sustainable real estate development in the Philippines, has secured a ₱188-million investment, equivalent to a 15% stake in the company as its new partner and investor, from prominent businessman Benjamin Tan Co by way of private placement. This strategic investment further solidifies IDC’s financial strength, enhances its ability to execute large-scale projects, and positions it as a key player in the country’s evolving real estate landscape. In a statement, IDC said it has inked an agreement for the entry of Co as a strategic investor by way of private placement. The investment finalized last Friday is a purchase of 15 percent of IDC’s primary shares priced at P1.99 per share (calculated as book value as of the company’s 2023 Financial Statement). This is a premium over IDC’s closing price of P1.39 per share last Friday. IDC said Co is a prominent businessman and serial entrepreneur with a broad portfolio of interests throughout Philippine industry, including petrochemicals, PVC resins and products, steel manufacturing, and others. “The Philippine economy has a bright and dynamic future, and this includes real estate, especially in areas outside Metro Manila that are still relatively underserved,” said Co. He added that, “With a track record of 15 years in the industry, its proven capabilities, outstanding Italian green architecture, and full commitment to sustainable development, IDC is a perfect strategic partner for me to join and develop my property portfolio.” IDC’s ability to attract high-profile investors like Benjamin Tan Co is a testament to its solid track record and strong growth potential.   • Italpinas Development Corporation, Dusit Thani Forge Partnership for Two New Hotels in Northern Mindanao

    IDC Prime, a subsidiary of listed firm Italpinas Development Corp. (IDC), has partnered with Thailand-based Dusit International to bring two new hotels to Northern Mindanao. The agreement, signed on Monday, positions Dusit as the hotel operator within IDC’s upcoming projects, while IDC will handle the development side, focusing on sustainable green designs. IDC Prime will deliver its sustainable green designs and trademark architectural style as the developer and owner. As an experienced hotel operator, Dusit Thani will bring its internationally recognized brand and top-notch guest experience. Moena Mountain Estate and Firenze Residences “Dusit International’s name and track record speak for themselves,” commented IDC President Jojo Leviste. “It is deservedly among the world’s most prestigious hotel brands, and it is an honor for us to be partnering with them.” One of the two planned hotels, Dusit Princess Moena, will be located within IDC’s Moena Mountain Estate in the uplands of Manolo Fortich, Bukidnon. Slated to open by the last quarter of 2029, this 1.5-hectare mixed-use development will consist of an eight-story green building and a group of luxury villas. The design will maximize fresh air and sweeping views from its hilltop site in Barangay Dahilayan. The second hotel, Dusit Princess Firenze, is also scheduled to open by the last quarter of 2029. It will be located within IDC’s Firenze Green Tower project in the Limketkai area in the heart of Cagayan de Oro. Prateek Kumar, Senior Vice President of Operations at Dusit International, said, “In IDC, we have found a partner who shares our values and vision for sustainable growth. The locations selected by IDC for its projects reflect exceptional foresight into the Philippines’ evolving growth story. These supplies weren’t just ordinary tools; they were gifts meant to lighten the load of young learners. This outreach program reflects IDC’s dedication to fostering community bonds and extending a helping hand to those in need. IDC | CARES Cagayan Team Located in a remote and often underserved part of Cagayan de Oro, Besigan Elementary School has a student body full of bright, eager learners with limited access to educational resources. Understanding the importance of empowering these young minds, IDC organized a heartfelt visit to distribute school supplies—ensuring that each child receives essential materials for their education. The smiles on the children’s faces were infectious as they received new notebooks, pens, crayons, and other essentials. Watching the joy on each child’s face as they enjoyed their meals was a reminder of the simple ways we can bring happiness to others.   • IDC Prime and BPI Loan Signing Press Release

    I DC Prime Inc. and the Bank of the Philippine Islands signed a developmental loan agreement last September 4, 2024, for the development of the Primavera City Phase 3 project also known as Citta Grande, located in IDC’s first home base Cagayan de Oro City. The signing ceremony, which was held at the new BPI office at Ayala Triangle Gardens Tower 2 (ATG2), was graced by top-level executives from the bank’s Institutional and Commercial Banking namely Juan Carlos Syquia, Executive Vice President/Head of Institutional Banking and Luis E. Cruz, Senior Vice President/Group Head of Commercial Banking. Meanwhile, IDC was well represented by Chairman and CEO Arch. Romolo V. Nati and President Atty. Jose “Jojo” D. Leviste III IDC Prime Inc, a wholly owned subsidiary of Italpinas Development Corporation (IDC), was established on August 19, 2019, with a focus on designing and developing EDGE-certified green buildings for the premium market. IDC Prime is also responsible for the overall planning, development, construction, sales and marketing of Primavera City 3 which is also known as Citta Grande. Located in Upper Carmen Cagayan deOro City at the Pueblo de Oro Business Park and contiguous to SM City Mall, Citta Grande is an integral part of the Primavera City Complex. The multi-awarded sustainable developmental project consists of three (3) buildings with eleven stories each. Designed as a mixed-use, sustainable, and eco-friendly edifice. Nati. Total investment cost of Citta Grande is close to P900 million with construction slated to be completed in 2026.     In a dedicated effort to support the various communities and families in Sto. Tomas Batangas, Italpinas Development Corporation recently organized an outreach program to aid the families largely affected by the recent Typhoon Kristine. The initiative, led by IDC’s Chairman and CEO, Architect Romolo V. Nati, saw relief packs distributed across three barangays heavily affected by the typhoon's destructive impact. The community outreach program, held last October 30 2024, embodied IDC's commitment to corporate social responsibility, aiming to provide immediate aid to those in need. By reaching out to these affected areas, the IDC team offered essential goods to help the families cope with the storm's aftermath, which disrupted many lives and livelihoods across the region. The relief packs, which contained rice, canned goods, ready-to-eat noodles, chocolates and biscuits, and coffee among many others, were thoughtfully prepared to address the basic necessities of the affected families. Beyond extending support to affected residents, Architect Nati also took the opportunity to engage in discussions with key local leaders to explore sustainable development opportunities in Sto. Tomas. He made a courtesy call with Atty. Arth Jhun Marasigan - Mayor of Sto. Tomas and Congressman Hon. Ray T. Reyes, where they discussed economic plans that align with IDC’s mission to foster sustainable urban development. August 28, 2024 Fluvial Parade Higaalay directly translates to “friendship” in the local dialect, a fitting name for a festival that encapsulates the heart and soul of Cagayan de Oro. Many among those interested are Filipinos working and living abroad, sometimes for more than a generation, either looking to return or just having a share in the country’s future by securing the safest investment of all: Real Estate.   • PH must take bold steps to combat plastic pollution and save our oceans

    O n June 5, the global community celebrated the United Nations’ “World Environment Day.” In the Philippines, this commitment extended throughout the entire month of June, designated as the “Philippine Environment Month.” During this time, citizens are encouraged to reflect on sustainable development and the protection and enhancement of the country’s environment. As a company that promotes green and sustainable living, Italpinas Development Corp. (IDC) has its own corporate social responsibility program (CSR) that is anchored on environmental conservation, community engagement, eco-friendly practices, and coastal clean-up. Through our myriad of initiatives, we strive to make a positive impact on both the environment and the communities we serve. As an advocate of green living, I have committed to using my communication platforms—such as this column—to raising awareness about important causes. These include saving our oceans and rivers as well as protecting marine life. IDC employees participate in this month’s River Clean Up drive in Sto. Tomas, Batangas spearheaded by the Community Environment and Natural Resources Office (CENRO) and Barangay San Roque officials. The country’s wonderful beaches were one of the reasons why I couldn’t help but #LovethePhilippines when I first set foot on Philippine soil as a tourist and eventually decided to stay for good to set up Italpinas with my friend and business partner Atty. Jojo Leviste some 15 years ago. Through the years, I have travelled to various parts of the country to enjoy the waters of Palawan, Boracay, Cebu and Batangas. I also have a modest beach house in Bataan to where I retreat on most weekends to recharge, snorkel, and to enjoy the beach and the serene environment. It pains me, however, to see plastic and other waste material floating on the waters and onto the shores of our beautiful beaches that were either washed in from the sea or dumped by irresponsible tourists or residents in the area. This, certainly, needs to stop as this trash harms marine life, degrades the coastal ecosystem, and spoils the natural beauty of our archipelago.  Here are the hard facts: The Philippines ranks first as the country with the highest plastic waste emissions into the ocean per person each year, at 3.30 kilograms. Furthermore, more than 350,000 tons of plastic waste enter the ocean from the Philippines annually, accounting for 36% of the world’s total plastic waste. (source: Our World Data, a scientific online publication) To say that plastic waste poses a significant threat is an understatement. Single-use plastics—bags, bottles, and wrappers—are accumulating every day in our oceans, breaking down into microplastics that infiltrate marine ecosystems. These tiny particles are ingested by fish, birds, and other wildlife, leading to a toxic cycle that ultimately affects human health. We must each do our part as good citizens to save the environment. The government alone cannot save us. While law enforcement is something that can still be improved, companies and ordinary citizens should actively reduce waste, promote recycling, and adopt sustainable practices.  I am happy to share that in 2023, Italpinas was recognized by the City Environment and Natural Resources (CENRO) of Cagayan De Oro City for our contribution to save the environment, including our mangrove and coastal preservation activities. This year, the company will be taking its good corporate citizenship program a notch higher. In support of the United Nations Social Development Goal (SDG), specifically its Goal No. 11- Sustainable Cities and Communities, we are committed to do more. Under our Green Initiatives (GI), which will promote sustainable practices and support environment-friendly practices, we will have more tree planting, mangrove planting, and our coastal clean-up drives- not only in CDO but also in Batangas where we operate. I am also monitoring the development in Congress on the proposed legislation to phase out and tax single-use plastics to improve waste management with the country’s total daily waste projected to rise to 194,138 metric tons by 2055. The Marcos administration has listed it as one of its priorities and expressed hope, through the National Economic and Development Authority (NEDA), that the proposed measures, namely House Bill 26 or Unnecessary Plastic Products Regulation and HB 4102 or the Excise Tax on Single-Use Plastic Bags will be acted upon once Congress resumes in July. If enacted, the twin measures will be a big step towards reducing plastic pollution and promoting a more sustainable future. By phasing out unnecessary plastic products and implementing an excise tax on single-use plastic bags, we can significantly curb plastic waste, protect our environment, and safeguard the health of our communities. I am hopeful that the pending bills will eventually be passed. The marine environment is one of the Philippines’ most precious gems and deserves protection.

  • Italpinas: Celebrating 15 years of green innovation and sustainable living

    I  would like to dedicate my column this week to Italpinas Development Corporation’s (IDC) recent Crystal anniversary celebration, which took place in Cagayan de Oro City (CDO), the company’s first home.  It is an honor and a blessing to have reached the 15-year mark and with still so many opportunities ahead. It was a night of revelry and gratitude at the Luxe Hotel in downtown CDO in the company of more than 300 people, composed of the men and women of Italpinas as well as its partners through the years, such as our banks, clients, contractors, suppliers, brokers, and joint venture partners. Atty. Jojo Leviste, IDC president, took the stage to share his own thoughts as he reflected on the company’s challenging yet fulfilling journey since we established the firm in 2009. If Italpinas has managed to be on top of its game all these years, it is because of the collective efforts of everyone in the organization, from top to bottom.  A glimpse of IDC’s eight current projects in Luzon and Mindanao. Projects are at different stages of development—completed, under construction, predevelopment. Jojo likewise acknowledged the local governments of its host communities, which welcomed IDC’s investments and provided business-friendly environments that enabled us to start on solid footing. He likewise expressed our unwavering commitment to sustainable development, architectural excellence, and community empowerment. As a real estate development company that focuses on sustainable properties in emerging cities in the Philippines, we were, in many ways, pioneers in our chosen locations, and this made it especially meaningful for us to push forward with our core values and unique brand.  Fast forward, we have expanded our presence in Northern Mindanao, while in Southern Luzon we have our successful soon-to-be-turned-over project, Miramonti Green Estate, located in Sto. Looking ahead, we plan to construct thousands more units based on the development projects that we have in the pipeline. A highlight of the celebration was the unveiling of our much-anticipated projects that we will launch soon: Firenze Green  Limketkai area in CDO and Moena Mountain Estate in Bukidnon. Firenze will be a 15-story mixed-use green building (commercial/office/residential/service palms), while Moena is planned to be a mixed-use development project in the cool highlands of Bukidnon in Northern Mindanao. It is intended to be in the town of Manolo Fortich, near the Dahilayan Adventure Park, a prime tourist destination. The picturesque property boasts fresh, invigorating air and abundant greenery, reminiscent of the popular Cordillera region in the northern Philippines. With its proximity to the adventure park, Moena is perfect for adventure enthusiasts and nature lovers. Both ventures are with the prominent family in CDO, with whom we already have ongoing projects.  Of course, we also took time to honor our top sellers and realty firms. Once again, I congratulate this year’s top performers. We likewise feted our Senior Sales Director Gladys Echano, who is also marking her 15th year in Italpinas, for her service, loyalty, and outstanding dedication as our employee “No. 001.” Indeed, our employees and partners are more than just colleagues. They are family. Their expertise, creativity, and tireless efforts have shaped IDC’s legacy. Each person has contributed to our shared vision: from architects and engineers to administrative staff and property managers, and from sales agents to construction workers. And as we celebrate our milestone, we salute our team for their dedication, adaptability, and passion. As we reflect on past accomplishments, the Crystal Anniversary also serves to align our thoughts and energies as we look down the bright path ahead. IDC is poised to continue its growth trajectory, maintaining its strategic emphasis on emerging cities across the country.  The company’s plans include developing more sustainable properties that embody the fusion of Italian design and local culture, further cementing its reputation as a pioneering design-driven green developer.  Drawing upon the gains we’ve achieved, we will continue our journey guided by our vision, fueled by collaboration, and inspired by the beauty of the Philippines.
