Italpinas launches Miramonti Green Residences in Batangas

Italpinas Development Corporation (IDC) has formally unveiled Miramonti Green Residences in Sto. Tomas, Batangas, signaling a significant step in the company’s expansion into Luzon and reinforcing its long-term focus on sustainable real estate development.

Launched on May 16, the mixed-use high-rise has already established a strong presence at the foot of Mt. Makiling, where its distinctive architecture reflects IDC’s commitment to environmentally responsible and future-oriented urban communities.

The development has also earned international recognition, securing the title of “Best Mixed-Use Building in the Philippines” at the International Property Awards. Further underscoring its sustainability credentials, the project holds an EDGE green certification, a global standard developed by the International Finance Corporation under the World Bank.

“We are very happy to see that Miramonti has been so well received by the market,” said Giuseppe Garofalo, CEO of IDC. “The location, design, construction quality, and amazing amenities make this project a truly unique product for the area. The building is almost sold out, and this means that we did things right.”

The strong market response comes as Sto. Tomas continues to emerge as a key economic and industrial center in Southern Luzon. The city hosts several industrial parks and a workforce exceeding 100,000 employees, while ongoing expansion within PEZA zones and access to major transport networks continue to support investment and business activity.

For IDC, the project reflects a development strategy centered on identifying high-potential growth areas outside Metro Manila. As competition intensifies in established urban centers, investors are increasingly drawn to emerging locations that offer opportunities for capital appreciation and attractive rental returns.

The company has applied this approach throughout its history, including its early investments in Cagayan de Oro nearly two decades ago, where it entered the market ahead of larger developers and benefited from the city’s subsequent growth.

“It is very fulfilling to have completed this project, which marks our first development in Luzon,” said Jojo Leviste. “We are excited to celebrate this important milestone together with the clients, brokers, and many partners who contributed to delivering Miramonti Green Residences.”

Designed to combine residential living with lifestyle-oriented amenities, Miramonti Green Residences features approximately 330 residential units alongside swimming pools, a gym, lounges, function rooms, reception halls, and landscaped open spaces. The property also offers panoramic views and incorporates an Italian contemporary architectural style adapted to local preferences. Demand for units has remained robust, leaving only a limited number available.

According to Romolo V. Nati, the development is the result of a long-term vision that began more than a decade ago.

“Choosing to develop in Sto. Tomas was the right choice, made more than 10 years ago, when we bought the property,” Nati said. “We bet on the growth of this city ahead of the competition; being a first mover has always been our direction as a company of innovation—not only in design and sustainability but also in finding new locations ahead of the curve. Miramonti is the right project in the right place at the right time.”

To enhance the investment proposition for buyers, IDC provides property management services through its subsidiary, Prima. The service is designed to help unit owners generate passive income through a professionally managed and streamlined leasing system.

The area’s strong demand for accommodations is supported by the concentration of manufacturing facilities and processing plants, as well as religious tourism associated with the National Shrine of Saint Padre Pio.

Sustainability remains a defining feature of the development. Residents benefit from design elements that promote lower utility expenses, improved indoor comfort, and greater energy efficiency. These include rainwater harvesting systems, water recycling facilities, shaded façades, cross ventilation strategies, and biophilic design features that help reduce water and energy consumption while supporting occupant well-being.

With the completion and launch of Miramonti Green Residences, IDC continues to reinforce its belief in the growth potential of emerging markets across the country. Through a combination of sustainable design, innovation, and value-added services, the company aims to capitalize on underserved demand while maintaining its position as an early mover in evolving real estate destinations.
